Enclave Shares Plans for Former Kmart Building, Invests in Retail Center Along University Drive in Fargo

Enclave has shared plans for Midtown Market, a 30,000 SF retail center that will occupy the former Kmart site on University Drive.

Demolition on the Kmart building began in early 2022 and is expected to be complete in May, at which time construction on Midtown Market will commence. To make the site poised for new construction, asbestos abatement, underground storage tank removal, environmental remediation, and demolition all needed to take place.

Development along this corridor of University has been non-existent for the last 20+ years, with the Kmart building being vacant since its closing in late 2019. Enclave has enlisted FOSS Architecture & Interiors to design a retail center with a fresh appearance that’s well-matched to its visible location.

Upon completion, the 30,000 SF retail center will have space for up to 16 tenants. The Burger King currently on-site will remain, and four (4) additional 40,000 SF commercial pad sites will be available fronting University Drive.

While potential tenants cannot yet be made public, the site's proximity to I-94, nearby medical employers, and residential neighborhoods make it an attractive space for fast-casual restaurants, beauty services, retail-focused healthcare, and other businesses.
