Enclave Breaks Ground on 240,000 SF of Industrial Space in Sioux Falls as Part of 80-Acre Griffith Park Site

Enclave has broken ground on Alloy One and Alloy Two, two new industrial spec buildings in Sioux Falls. The 145,200 SF (Alloy One) and 94,500 SF (Alloy Two) industrial buildings are part of Enclave’s 80-acre masterplan at Griffith Park located off W 60th Street North and I-29 in Sioux Falls. A site for a third industrial spec building (Alloy Three) is also part of the future development plans, which is complemented by five Aldi-anchored retail/commercial/flex build-ready lots for purchase on the front end of the site.

Fargo-based Enclave first joined the Sioux Falls market in 2017 with their 230-unit multifamily community Silverthorne Flats off Powder House Road. In 2021, they broke ground on Millstone Commons, a 287-unit multifamily community across from Silverthorne Flats. Both properties feature upscale amenities focused on the resident experience with pool, pet-spa, on-site fitness studio and more at an approachable price point.

“Griffith Park is Enclave’s third development in Sioux Falls and first industrial/commercial project in the area,” said Brian Bochman, Developer at Enclave. “We’re excited to be building on our investment in the Sioux Falls community with the entire development serving as a catalyst for new business and employment opportunities while simultaneously meeting the demand for an underserved industrial market.”

The Alloy One and Alloy Two projects will be built in partnership with Valor Contracting, a leader in industrial buildings who specializes in the concrete tilt-up build method to optimize durability, budget, and schedule.

“Being in control of our own concrete wall fabrication schedule is a huge advantage,” said Michael Gullickson, President of Valor Contracting. “With lead times on traditional precast concrete walls being 12 months or more, having the ability to fabricate walls in as little as six weeks provides our clients with a streamlined schedule.”

The sites’ strategic location off I-90 and I-29 and proximity to the airport are well-matched for the rise of last-mile delivery centers. Furthermore, the build-ready retail lots are complemented by strong consumer traffic and superior visibility with more than 1,000 planned multifamily housing units and nearby University of South Dakota Sioux Falls. A tenant for Alloy Two has been secured, while Alloy One is available for lease.

The industrial builds will be complete in summer 2023. Enclave has enlisted Marcus Mahlen from NAI Sioux Falls and Raquel Blount from Lloyd Companies to facilitate the sale of the build-ready commercial/retail/flex lots.
